Important Information
Check-in and Check-out Procedures
- Check-in is after 4pm. Check-out is by 10am.
- Must electronically sign an additional Rental Agreement Terms and Conditions and any Neighborhood Rules sent by Host (property manager) or entry information cannot be sent.
- Must be at least 25 years old to reserve. This person is required to be the person signing the agreement and must be one of the persons staying in the property for the reserved dates.
Property Access
- Guests do not have access to the locked off portion of the Sportsman's Lodge, the Fitness Center, or the Wine & Cigar Bar. These are for member use only.
- All Eagles Nest homes have internet, but some areas of travel may not have cell reception.
- There is one exterior security camera on the property, mounted near the front door and facing towards the driveway. There are no other cameras on site.
Policies and Rules
- This home is not pet friendly. No pets are allowed.
- No smoking inside the home. No trace of smoking left outside the home.
- No parties or gatherings above the posted occupancy allowed at any time. Keep outside noise respectable.
- Do not leave food or trash outside as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook.
- Minimum age: 25 years.
- Children allowed.
- No events allowed.
- Guests are not allowed to bring their own ATVs. For information about ATV rentals, please visit: Off Road Adventures website.
- Guests are responsible for supplying their own recreational equipment (basketballs, soccer balls, tennis equipment, etc.).
Fees and Payments
- All Eagles Nest homes have an additional amenity fee to maintain the amenities.
- Eagles Nest Winery day passes are available onsite for $25.00 each. HOURS: Thur & Fri 4pm-10pm. Sat & Sun 1pm-7pm. All visitors at the winery must be 16 years or older. This is strictly enforced.
- There may be an admission fee for each person and a cash bar for food and drinks at the summer concerts.
- Firewood may be purchased at the time of booking, or by calling with a week's notice. You receive two wrapped, kiln-dried bundles and a firestarter for $25 plus tax.
Cancellation Policy
- Bookings canceled with a 15+ day notice will receive a refund of the deposit. Bookings canceled between 8-14 days before arrival will receive a refund of half of their reservation payments. Bookings canceled within 7 days of arrival are not entitled to a refund unless the reservation dates are rebooked to another guest. All bookings are subject to a $50 cancellation fee.
Parking and Vehicle Information
- 4WD/AWD and/or chains recommended during winter (Nov-March) for all homes. Travelers visiting during the winter months where inclement weather may be possible should come prepared with an AWD or 4WD vehicle, and chains may also be required if it snows. No refunds, allowances, or date changes will be given to travelers who are not prepared with the proper vehicle, as outlined in the Rental Agreement.
- Free parking is available.
Utilities and Amenities Access
- All BRMR homes offer well-stocked kitchens with utensils needed to cook meals.
- There is a starter set of paper products at the house: a roll of toilet paper per bath, several garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and some makeup remover cloths. There are enough of these items for one night, or maybe two.
- Hair dryers are provided.
- Towels and linens are provided.
- Amenities available include:
- Great Camp: BBQ Pavilion, Amphitheater (location of summer concerts from May to end of November), The Great Lawn, Playground, Hiking Trails, Ropes Course and Climbing Tower (seasonal), Mini-Golf Course, 24/7 General Store (formerly the Toy Barn)
- North Pavilion: Ball Field, Sportsman's Lodge (unlocked portion only), Sports Court (Basketball and Pickleball), Dog Park, Walking Trail, Sportsman's Grille (Wed-Sun. Hours vary), Fire Pit, Woodland Trail System (ATV Trails, Hiking, Biking)
- Camp (BYO Equipment): Tennis Courts, Pickleball, Disk Golf, Archery (Restrooms and Pavilion coming soon)

- The summer concerts are open to all guests; there may be an admission fee for each person and a cash bar for food and drinks.
